Location, Location, Location

River Ridge Commerce Center is an approximant 6000 acre commerce and industrial site located in the “Crossroads of North America.” The property is located on the Ohio River in Clark County, Indiana. It fronts 6 miles of 4-lane Indiana Highway 62 and allows for easy access to Interstate Highways 265, 65, 64 and 71. River Ridge is expecting potential tenants to find the site increasing desirable as the new Louisville-Southern Indiana Ohio River Bridges Project nears completion.

 

If you build it, they will come

Interest in the site began in 2006 however 2014 brought big commitments for investment. Last year the River Ridge Development Authority began selling millions in bonds to fund improvements. With a focus on infrastructure projects new roadways are under construction. Water and sewer capacity has been upgraded and tax incentives approved. Large parcels are designated as foreign trade zones. River Ridge continues to position for the expected growth in sales and leases post construction of the Ohio River Bridges Project.

Logistics creates an ease in doing business in any commerce center and the River Ridge Development Authority recognized that transportation through rail is vital.

Engineering Design & Construction Documents for Rail Road Track Improvements                                                   

BTM Engineering, Inc. had the fortunate experience of providing engineering services and construction administration for the design of 4,559 lf of main line railroad track and two road crossings at the River Ridge Commerce Center.

Detailed road crossing plans and general construction details were all in accordance with CSX’s standards and specifications. Construction began in August of 2014.

Also included in this phase of work, a topographic survey was completed for the main line rail corridor. The survey identified relevant surface features underground utility information as well as ground elevations.

 

Project Administration Construction Observation                                                                   

BTM Engineering, Inc. was also responsible for the Project Administration Construction Observation. BTM provided the River Ridge Development Authority with regulatory plan review and narrative due to project’s disturbed area. We assisted in the preparation of the advertisement for construction bids for the project and interpret the drawings and specifications with contractors.

The Construction Observation phase included a full time construction observation staff.

The rail line is substantially complete. The old rail lines have been removed and the new line has been operational for 1 month.
